If you’ve been waiting for the right opportunity to buy a home in Port Aransas, Texas, the August 2026 housing numbers are worth a closer look. Buyers continue to have something that was hard to find during the hotter real estate markets of recent years: time, selection, and potential negotiating power.
The median sales price in Port Aransas was $622,000 in August, down 6.1% compared with August 2025. At the same time, there were 561 active listings, slightly higher than a year ago.
Sales activity has also slowed. Only 22 properties closed during August, a 15.4% decrease year over year, while homes spent an average of 182 days on the market before going under contract. From listing to closing, the total averaged 216 days.
Perhaps the most important statistic for buyers is 25.3 months of inventory, compared with 24.1 months in August 2025. That is a significant supply of homes relative to the current pace of sales—and one reason buyers shouldn’t assume they need to rush into an offer.
Key Takeaways for Port Aransas Buyers
- Median sales price: $622,000 — down 6.1% year over year
- Active listings: 561 — up 0.4%
- Closed sales: 22 — down 15.4%
- Average days on market: 182 days

- 45.4% of August sales were $750,000 or higher, including 22.7% at $1 million+
What Does This Mean for Buyers?
This is where the numbers get interesting.
More than 25 months of inventory, combined with longer market times and fewer closed sales, can put buyers in a stronger position when negotiating on certain properties. Sellers whose homes have been sitting on the market may be more willing to consider a well-structured offer.
And negotiating doesn’t always mean simply offering a lower price. Depending on the property and seller, buyers may be able to negotiate closing-cost contributions, repairs, furnishings, closing dates or other contract terms.
The $622,000 median price is also considerably lower than some of the monthly medians we’ve seen this year. However, remember that a monthly median can move significantly depending on which properties happen to close. It doesn’t mean every Port Aransas property has declined 6.1% in value.
That’s why looking at recent comparable sales for the specific neighborhood, condominium development or property type you’re considering is so important.
🌊 Bluefin Buyer’s Tip
Don’t be afraid of a home that’s been on the market for several months.
In today’s Port Aransas market, longer days on market don’t automatically mean there’s something wrong with the property. It may simply mean the home entered the market at an ambitious price or hasn’t found the right buyer yet.
Those are often the properties worth taking a second look at. A knowledgeable local agent can help you evaluate the property’s sales history, comparable sales and current competition before deciding what it’s really worth.
